You may already know this but on my 30+ the raw water pump has a grease cap that should be snugged up when it starts to leak. Pushes grease back into the seal and it seals it back up.

Had my whole mast rebuilt this spring, new lights, halyards and standing rigging, rollerfurler and repainted the mast at Chesapeake Rigging. Basicly eveything new except the pole for $11,285.79
1 more thing. In your original question about the ceiling. it's not an issue. Once the screws are out of the jam and the moulding on the floor is off the bottom kicks out and it slides right out.

Hold up a minute. Steve, you had yours redone twice and they still came back? Certainly makes me think about my plan. From what I understand it's supposed to set and dry for a month after peeling then get the epoxy. Did they do that to yours? Or what was their explaination?
